The site represents the curtilage of an existing detached house situated on the southern side of the Fistard Road between Fistard and Port St. Mary within an area of Residential Use on the 1982 Plan.
Proposed here is the erection of sun room on the rear elevation. his will be 4m by 4.5m and constructed in masonry walling with a solid tiled roof with four rooflights, two in each pitch. The existing patio will be rearranged and some excavation required into the rear garden. This is only slightly larger than would be permitted under the new PDO and there are no objections to the application.
