Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This permission relates to the erection of a replacement dwellinghouse as shown in drawing number 2015/1 and 2015/2 date stamped 20th October 2005; letter from Guy Thompson dated 18th October 2005.
Condition 3
The replacement building should be sited essentially on the same footprint as the existing, should be of the same general size, and should be designed in accordance with policies 2-7 of Planning Circular 3/91, and the existing roof slates should be salvaged and, insofar as proved practical, re-used on the replacement building.
Condition 4
NOTE It is recommended that a separation distance of a minimum of 10 metres is provided between any foul soakaways and water features such as ponds, streams and ditches in order to avoid seepage and possible pollution.
