Officer's Report
The property is an existing semi-detached house situated on the southern side of Maghergarran, sitting alongside an area of public open space in the centre of the estate.
Proposed here is an extension on the side and the erection of a conservatory on the rear. the extension will provide an additional bedroom on first floor level and a garage beneath. The ridge level of the extension will be 0.25m lower than that of the main ridge and set back 960mm from the main
front elevation. The conservatory on the rear elevation wil be 4.5m by 3.15m and 2.9m in height and woudl comply with the requirements of the new PDO once brought into effect on 1st November, 2005.
The extension is shown very close to the side boundary and the footings may be installed on land outwith the site. A note should attend to this concern.
