In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr & Mrs D Pearce Proposal: Demolition of existing garage and erection of a double garage with ancillary living accommodation above with alterations and enlargement to existing driveway at: 115 King Edward Road Onchan Isle Of Man IM3 2AX
which was considered on 11 November 2005, for the reasons set out below.

Reasons For Refusal:
- The proposed extension, by virtue of its position and height would adversely impact on the adjoining dwellings at numbers 63 Howe Road, 113 & 117 King Edward Road and would thereby be un-neighbourly and unacceptable.
- The proposed extension would, if approved, establish a precedent for further such extensions, which, if repeated, would affect adversely the appearance and character of the area.
- The window to the rear elevation and the balcony / French door to the front elevation would also cause an adverse affect of overlooking on the neighbouring properties in the area.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to any decision at review has expired; or
- any appeal has been completed.
