Officer's Report

The application seeks approval to permit the use of a building within Spring Valley Industrial Estate, Braddan, as warehousing in addition to the already permitted light industrial use.

Approval for alterations and extensions to the building was previously granted through the approval of 04/1170 and 05/642, which permits the sub-division of the building into five units. A condition attached to these approvals specifically restricts their use for light industrial purposes only. This current planning application seeks approval to allow the use of the units as warehousing also. Under The Town and Country Planning (Permitted Development) Order 1995 light industrial use and warehousing (storage or distribution) are different use classes.

There are no objections to the planning application. Given the location of the building I cannot see any reason why the additional use as warehousing would not be acceptable. Accordingly, I recommend that the planning application be approved.

C 2. This approval relates to drawing no.s 03/2001/00 and 03/2001/06B date stamped the 20th September 2005.

C 3. This approval permits the use of the building for either light industrial purposes or storage and distribution purposes.
