Officer's Report
The site represents the curtilage of a semi-detached house on the western side of Patrick Street within the Conservation Area and within an area designated as Residential on the Peel Local Plan adopted by Tynwald in 1989.
Proposed here is the erection of a conservatory on top of the existing flat roofed balcony at the rear of the house. Both side walls would be fitted with frosted glass to overcome overlooking.
We have received a letter from the property owner to the south who has no objection to the proposal. Nothing is received from the other neighbour.
The applicant has confirmed that the extension is intended to extend the usable space within the property. Defer for confirmation of the views of number 42. I have written to the neighbour but have received no response. On this basis I would recommend approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a conservatory as shown in drawings 1882/1, -/2 and /3 all received on 29th September, 2005.
C 3. The north west and south eastern elevations (those facing towards number 42 Patrick Street and "Ballacosnahan") must be fitted with obscured glass so as to prevent overlooking of these properties from the proposed conservatory, and such glazing retained as such in perpetuity.
N 1. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
