Officer's Report
The planning application seeks approval of the reserved matters for an approval in principle, 05/244/A, which granted approval in principle for the erection of a dwelling on a parcel of land in Port Soderick, Braddan.
Following discussions with the applicant’s agent and the submission of an amended drawing I am satisfied the conditions attached to the approval in principle have been met. Accordingly, I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 469/006, 469/008, 469/009 and 469/010 date stamped the 30th September 2005 and drawing no. 469/011 rev. A date stamped the 5th December 2005.
C 3. Prior to the commencement of the construction of the dwelling the vehicular access must be set out in accordance with the approved drawings.
N 1. For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
N 2. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
