The application proposes the installation if replacement windows, the reopening original door opening which includes a new glazed door and ornamental guarding (first floor), and the creation of an integral garage to the rear two storey outbuilding (coach house) at 95 Woodbourne Road, which is a large, detached property in a residential area.
The proposed replacement windows will replace the existing windows on the rear and front elevation, with timber or white uPVC double glazed windows. On the first floor rear elevation the new windows will have obscure glazing. The first floor front elevation (facing lane) will have the installation of a door and ornamental guarding (Juliet balcony) replacing an existing window, and the replacement of the two existing windows. The front elevation at ground floor level will have the installation of the up and over double garage door which has a width of 4.5 metres.
The Douglas Corporation have considered the application and have no objection to the proposals. The Department of Transport have also considered that application and do not believe that the proposals will cause any adverse traffic impacts. We have received no private representations for this application.
The proposals would seem acceptable. Only concern was the possible overlooking into the neighbour's property due to the front elevations windows and door (Juliet balcony). However there are existing windows and I do not believe the installation of the glazed door will cause a sizeable enough issue regarding overlooking. Therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents, as shown in drawings HLK/05/0188/1, HLK/05/0188/2, HLK/05/0188/3 AND HLK/05/0188/4, all received on 2nd August 2005.
C 3. The Garage door shall not obstruct the footway / carriageway at any time.
C 4. The building may only be used as a residential use ancillary to main house.
