The application sought permission to erect a single-storey sun room extension to the rear of the dwelling at Goldies Loughan, Jurby East. The site is relatively isolated, with no neighbouring properties close enough to be affected by the extension. The extension would be partially visible from the B3 public highway but sits approximately 12 metres back from the road and does not project beyond the side building line of the main house. The officer concluded that neither residential amenity nor the visual character of the street scene or surrounding locality would be harmed by the proposal.
The extension was approved because there are no neighbouring properties whose amenity could be affected, and the extension's setback of around 12 metres from the public highway, combined with its position within the side building line of the house, meant it would not harm the appearance of the street scene or wider locality.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
The external finishes of the extension must match those of the existing building in all respects.
Condition 3
The roof(s) must be finished in dark natural slate.
