In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 2 September 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.
- This approval relates to drawing no. 510171-0 rev. A date stamped the 13th June 2005.
- The accommodation created by this approval must only be used either as accommodation ancillary to that of the existing dwelling, known as Lower Glentramman Farm, or as tourist accommodation for individual lets, not exceeding four weeks in duration. For the avoidance of doubt, no approval should
hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.
NOTE The applicant is advised that the Fire Safety Officer recommended that the planning application be refused on the grounds that the means of escape from the bedroom accommodation discharges into the kitchen area, which is inherently unsafe in the event of fire. Whilst this is outside the realm of planning and cannot form reason for refusal it is recommended that the applicant examines the internal layout in this regard.
NOTE Any alterations or extension should be built under the Part M Building Regulations and accessible to an unassisted wheelchair user with disabled WC's and accessible entrances and emergency exits.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
