Ref: Planning Statement to Accompany Planning Application for Amendments to P.A. 04/01149/B for Construction of 72-bedroom hotel (to be constructed in 2 phases) with associated facilities including restaurant, conference suite, breakfast room, kitchens, stores, and M.E.A. sub-station and landscaping. at Ronaldsway, Malew for Ronaldsway Airport Hotel Ltd.
We write to enclose an amended planning application for the above works. This application is should be considered as an amendment to Planning Application 04/01149/B, approval for which was issued on 19th October 2004.
The scheme comprises a 72-bedroom hotel (to be constructed in 2 phases) with associated facilities including restaurant, conference suite, breakfast room, kitchens, stores, and M.E.A. sub-station and landscaping.
This application is accompanied by Architects drawing no.'s 379/200 to 216 and Landscape Architects drawing no. PL230.
A brief summary of amendments from that approved in application 04/01149/B are listed as follows:
a. Reduction in floor area. b. Amendments to plan layout. c. Amendments to elevational treatment. d. Amendments to parking and site road layout. e. Introduction of 3-storey Bedroom Wing. f. Removal of Managers flat. g. Inclusion of Conference / Meeting Room facility.
We would respectfully ask that the following points be taken into account when considering the application:
- The amendments to approval 04/01149/B are as a result of lengthy process of rationalization of the layout and appearance for economic reasons without deviating greatly from the scheme as approved.
- The building may be constructed in 2-phases.
Phases 1 & 2 β refer to drawing no.'s 379/200 to 209. Phase 1 β refer to drawing no.'s 379/210 to 216.
- To satisfy condition no. 8 of 04/01149/B details of landscaping have been included within this application as indicated on Landscape Architects drawing no. PL230.
- The applicant will honour all conditions applied to 04/01149/B and would be satisfied if these same conditions are applied to the approval of this amended application.
