17, King Orry Road, Glen Vine, Isle Of Man, IM4 4es
The application sought permission to erect a conservatory with a spandrel roof to the rear of a detached house at 17 King Orry Road, Glen Vine. The structure measures 2.85 metres by 3.7 metres and is relatively small in scale. The key planning concern was its proximity to the neighbouring property boundary. Because the application site sits at a higher level than the neighbour, the potential for overlooking was greater than it might otherwise have been. The officer concluded that, given the conservatory extends only 2.8 metres and the elevation facing the boundary would be obscurely glazed, there would be no adverse impact on the neighbour's privacy.
The conservatory was permitted because its modest size and design were considered in keeping with the house. The privacy risk arising from the site's elevated position relative to the neighbour was judged manageable, with obscure glazing on the boundary-facing elevation required as a condition to prevent overlooking.
