The application concerned a detached house at The Forge, Cronk Y Voddy. The owners had built the stables 14 years earlier but no longer kept horses and wanted to put the building to practical use. The proposed changes to the stable were minor: a new window in the side elevation and internal alterations to create a living and study area. Separately, the existing driveway was to be closed off and a new access and hardstanding created on the other side of the house, widening the existing paddock access to allow vehicles to enter and leave the A3 in a forward direction. The officer considered the stable conversion acceptable because the physical changes were limited, the building sits close to the main house, and a condition could tie its use to the main dwelling. With the existing driveway blocked up, there would be no independent access to the converted building, reducing the risk of it being used as a separate unit.
The conversion was judged acceptable because the alterations to the stable were minor, the building is closely associated with the main house, and a planning condition restricting its use to the main dwelling could be imposed. The new access arrangement was designed to improve highway safety by enabling forward-direction movements onto the A3.

This approval relates to drawing numbers 05/33/01 and 05/33/02 date stamped received on 25th May 2005.
Condition 3
The converted building is only to be used as ancillary accommodation to the main dwelling.
Condition 4
The existing driveway must be closed off with manx stone wall to match the existing wall once the new drive and hardstanding become available for use.
