Officer's Report
This application relates to the curtle of a detached modern bungalow located between Douglas Street and Michael Street. It is within the Peel Conservation Area.
The proposal is to extend the bungalow by adding a single storey sun room to the south and a small extension to the utility room. A new garage is also proposed on the southern boundary of the plot. Three rooflights will be added to the front elevation and a window in the gable end to provide an extra bedroom and en suite in the roof space.
The design of the extensions are in keeping with the rest of the property which is modern. The house is contained within a reasonable sized plot and the proposed extensions will not have an adverse impact on the rest of the Conservation Area. The garage uses part of an existing old stone wall on the boundary of the plot. The gable end will be visible above the wall but the plot of land
between the proposed garage and Douglas Street is screened by a tall old stone wall fronting along Douglas Street and the garage will not be visible from the road.
There will be no adverse impact on the Conservation Area from the proposals. In general they will not be visible from the main roads and the plot is well screened by the boundary walls and other properties. There will also be no adverse impact on the amenities of neighbouring properties. The bungalow to the rear has only a high level window which overlooks in the direction of this plot. There are windows in the northern elevation of this property but there is greater overlooking of these from the existing windows in the east side of the house than there will be from those proposed in the extension since they are located opposite the corner of the house.
There will be no adverse impact on neighbouring properties or on the Conservation Area in general.

C 2. This approval relates to drawing numbers MLM/1/05 and MLM/2/05 date stamped received on 31st May 2005.
C 3. The external finishes of the extension must match those of the existing building in all respects.
