The application concerned a detached modern bungalow on a plot between Douglas Street and Michael Street, Peel, situated within the Peel Conservation Area. The proposals included a single-storey sun room to the south, a small extension to the rear utility room, three rooflights to the front elevation, a gable-end window to create an extra bedroom and en suite in the roof space, and a new detached garage on the southern boundary. The garage incorporates part of an existing old stone wall on the plot boundary, with only the gable end visible above it. The officer assessed two main issues: the impact on the Conservation Area and the effect on neighbouring properties. The extensions were judged to be in keeping with the modern character of the property, largely screened from main roads by boundary walls and surrounding buildings, and the plot was considered large enough to absorb the additions without harm to the wider Conservation Area. The neighbouring bungalow to the rear has only a high-level window facing the site, and no adverse impact on neighbouring amenity was identified.
The application was approved because the extensions and garage were considered compatible in design with the existing modern property, would not be prominently visible from the main roads, and the well-screened plot meant there would be no adverse impact on the Peel Conservation Area or on the amenities of neighbouring properties.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers MLM/1/05 and MLM/2/05 date stamped received on 31st May 2005.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
