this application relates to an empty industrial building, unit 48 on Spring Valley Industrial estate, Braddan.
A previous application for alterations and extensions to create three industrial units was approved in 2004, which involved demolishing some side extensions and storage space and extending the building accross at a uniform height.
This application seeks to further subdivide the building into five industrial units removes the previous glass frontage on one side and removes the mezzanine floor, although there are additional windows inserted at first floor level to accommodate this at a future date if required.
The Department of Transport initially objected to the application on the grounds that inadequate parking was provided and that there should be one space per 50 square metres. They were concerned that subdividing the unit into five smaller units would lead to an additional need for parking and the public highway along the frontage of the building already has a significant number of vehicles parked along it. Most of the units meet the requirement apart from the larger unit on the end which would require four more spaces. There is adequate space to provide this on site. The Department of Transport have indicated they would have no objection if the parking standard is met on site and the applicant has provided three options to provide those spaces if required.
Provided the parking issue is resolved there is no problem with the proposal. There should also be a condition attached to ensure that any additional mezzanine floors that are inserted are the subject of a new planning application so that an assessment can be made of any parking required in relation to the additional floorspace.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers 03/2001/01,02,03,04,05,06 date stamped received on 5th April 2005 and either drawing number 03/2001/08,09,10 date stamped received on 21st June 2005.
C 3. The buildings may only be used for light industrial purposes.
C 4. There must be no discharge of surface water to the main foul sewer.

The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
C 6.
Prior to occupation of the building, car parking must be provided in accordance with the submitted plans including the additional spaces shown on either plan 3/2001/10 or plan 03/2001/08 or plan 03/2001/09.
C 7.
This approval does not relate to the inclusion of any mezanine floors within the building. Should these be required a separate planning application must be submitted to the Planning Committee for their approval.
