This application sought to amend a previously approved scheme (04/01170B) for alterations and extensions at Unit 48, Spring Valley Industrial Estate, Braddan. The amendment proposed subdividing the empty industrial building into five separate industrial units. The changes involved removing a glass frontage on one side of the building and removing the mezzanine floor, while inserting additional windows at first-floor level. The application was approved on 6 July 2005 by the Director of Planning under delegated powers, in line with the officer's recommendation.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers 03/2001/01,02,03,04,05,06 date stamped received on 5th April 2005 and either drawing number 03/2001/08,09,10 date stamped received on 21st June 2005.
Condition 3
The buildings may only be used for light industrial purposes.
Condition 4
There must be no discharge of surface water to the main foul sewer.
Condition 5
The proposed development must be connected to the main foul sewer.
Condition 6
Prior to occupation of the building, car parking must be provided in accordance with the submitted plans including the additional spaces shown on either plan 3/2001/10 or plan 03/2001/08 or plan 03/2001/09.
Condition 7
This approval does not relate to the inclusion of any mezzanine floors within the building. Should these be required a separate planning application must be submitted to the Planning Committee for their approval.
