Officer's Report
The site represents the curtilage of an existing house which sits on the northern side of the B47 Surby Road to the west of the road to Fleshwick. Proposed is the erection of a single garage at the lower end of the site next to the road with the garage door facing west into the site leading to an existing access onto the B47.
The garage is modest in size and mass, measuring 6m by 4.3m and 3.8m in height. If it were not next to the road it would comply with the provisions of the PDO. The garage is shown as being built
on the boundary with the road and the adjoining land. As such the standard note about building on land belonging to the applicant should be attached.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the construction of a garage as shown in the drawings received on 8th April 2005.
C 3. There must be no discharge of surface water to the main foul sewer.
N 1. This permission does not give any authority to undertake development on, over or under land which is not within the control or ownership of the applicant.
