The application sought permission to construct an outdoor equestrian arena within the curtilage of a large detached dwelling and outbuildings in Lonan. The key planning issue was visual impact. A condition was attached limiting use of the arena to the occupants of the adjacent property. The Planning Committee agreed with the officer's recommendation and granted permission.
The outdoor arena was approved because it would not be readily visible, meaning the visual impact concern that had led to the refusal of an earlier indoor arena on the same site did not apply. A condition restricting use to the occupants of the adjacent property was attached to address any amenity concerns.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no. 5115/1 and manage specification date stamped the 11th April 2005.
Condition 3
The outdoor equestrian arena hereby approved may only be used by the occupants of the adjacent property, Baldromma Christian. For the avoidance of doubt this approval does not confer the commercial use of the arena.
