In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you
Proposal: Approval in principle for erection of two dwellings, land forming part of at: Thie-Ny-Chree Tynwald Road Peel IM5 1JN
which was considered on 15 July 2002, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The detailed application must include the following:
i) a footway crossing constructed along the entire site frontage to the A1 Tynwald Road, ii) at least two parking spaces per dwelling, iii) a turning facility within each plot such that all vehicles entering the site may enter and egress from the site in a forward gear and iv) visibility splays for access to each plot in accordance with Manx Roads 1.
- Each dwelling must be set back from the A1 by 10m to conform to the established building line.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (5) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
