Site Adjacent To Number 17, And At The Eastern End Of, Circular Road, Peel, Isle Of Man, IM5 1nd
Permission was granted for the erection of a pair of semi-detached dwellings, with associated car parking and a service area, on a site adjacent to 17 Circular Road, Peel, Isle of Man. The site was described as a corner plot on Circular Road, at the time being used as a yard in connection with a garage to the rear. The application was considered by the Planning Committee, which formally approved it. The case officer recommended approval, and the decision was issued with 18 conditions. There is a minor discrepancy between the portal decision date and the date recorded on the decision notice, but both sources confirm the outcome as approved.

Condition 1

Condition 2
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 3
Prior to the occupation of the dwelling, the yard to the rear thereof must be laid out/demarcated so as to make provision for four car parking spaces to be used in conjunction with the occupation of the new dwellings hereby proposed.
Condition 4
The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.
Condition 5
All plumbing stacks must be constructed internally.

For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
Condition 7
The proposed development must be connected to the main foul sewer. NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
Condition 8
The windows on the front elevation must be sliding sash windows and the front doors must be wooden painted panel doors.

Prior to the commencement of works details of the face brickwork must be submitted to and approved by the Planning Committee.
