Officer's Report
The site represents the domestic curtilage of an existing dwelling situated on the corner of Ballacriy Park on the first corner on the left as one enters Ballacriy Park. The existing dwelling is a detached bungalow.
Proposed here is the demolition of the existing garage which lies to the west of the house and gains access from the estate road by a driveway to the west of the bungalow. Also proposed is the erection of a new garage to the south east of the bungalow with a new driveway gaining access from the estate road to the south east of the property.
Also proposed is the erection of sun lounge on the southern elevation, replacement windows (which do not require planning permission as the property is relatively new) and the rendering over of the existing brickwork.
The sun lounge is relatively modest – 4m by 3.6m and is some 22m from the closest property which is to the south (which also appears to be within the control of the applicant).
There do not appear to be any objections to the proposals which in my view do not have any adverse impact on the property or its surroundings.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extensions, creation of new driveway and garage and demolition of the existing garage, all as shown in drawings 1088-01, -02 and -03 all received on 10th March, 2005.
C 3. There must be no discharge of surface water to the main foul sewer.
C 4. The surface water discharge from the proposed garage to the adjacent watercourse must be via an approved spillway: the advice of the Department of Transport’s Drainage Division should be obtained in this respect.
N 1. Under the terms of the Land Drainage Act 1934 the applicant is required to obtain permission from the Department of Transport for the erection of the proposed bridge over the adjacent stream. Full calculations together with detailed drawings of this proposed bridge must be submitted to the Land Drainage Engineer prior to any work commencing on site.
N 2. The applicant's attention is drawn to the provisions of the Building Control Act 1991 which includes specific controls on, and requirements in connection with, demolition of buildings in whole or in part. For further information contact the Department's Office of Environmental Health.
N 3. Approval must be obtained from the Operations Section of the Department of Transport before carrying out any work within the highway, telephone 686665.
N 4. The vehicle footway crossing shall be constructed in compliance with Manx Roads 2.
