In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 9 May 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the alterations and extensions, creation of new driveway and garage and demolition of the existing garage, all as shown in drawings 1088-01, -02 and -03 all received on 10th March, 2005.
- There must be no discharge of surface water to the main foul sewer.

- The surface water discharge from the proposed garage to the adjacent watercourse must be via an approved spillway: the advice of the Department of Transport's Drainage Division should be obtained in this respect.
NOTE Under the terms of the Land Drainage Act 1934 the applicant is required to obtain permission from the Department of Transport for the erection of the proposed bridge over the adjacent stream. Full calculations together with detailed drawings of this proposed bridge must be submitted to the Land Drainage Engineer prior to any work commencing on site.
NOTE The applicant's attention is drawn to the provisions of the Building Control Act 1991 which includes specific controls on, and requirements in connection with, demolition of buildings in whole or in part. For further information contact the Department's Office of Environmental Health.
NOTE Approval must be obtained from the Operations Section of the Department of Transport before carrying out any work within the highway, telephone 686665.
NOTE The vehicle footway crossing shall be constructed in compliance with Manx Roads 2.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
