Workshop & Boat Yard, Access To Holmcorft And Work Shop And Boat Yard From Derbyhaven Road, Derbyhaven, Isle Of Man, IM9 1tr
The application proposed demolishing an existing group of garages on a residential-zoned site and erecting a two-storey, three-bedroom house with parking. This application was amended during the process to remove the integral garage and move the building further from the gable of 'Holmcroft', with only bathroom and stairwell windows in the elevation facing that neighbour. The officer considered the amended scheme overcame the earlier concerns, finding the facade not too high or bulky and the design attractive enough to fit the streetscene. The removal of the unattractive garages was seen as a visual improvement. Key issues considered included potential overdevelopment of the plot and drainage, and the application was determined by committee.
The committee permitted the application on the basis that the amended plans addressed previous concerns about bulk and height, presenting an acceptable streetscene facade. The removal of the garage element reduced the building's footprint and its proximity to the neighbouring property. The officer concluded the design was attractive and the loss of the existing garages would be an improvement to the area.
