Officer's Report
This application relates to the curtilage of a detached house on the Peel Road at Greeba Bridge.
The proposal is to erect a new garden shed to store garden equipment close to a second access to the property on Greeba Mill Road.
The house has a very large curtilage which extends back from the house which fronts onto Peel Road and up a gentle slope towards Greeba Mill Road. Planning Permission was granted for the enlargement of the domestic curtilage onto the field behind the house which had been previously used for grazing horses and then been left to become overgrown. A new access was also permitted to the extended garden from Greeba Mill Road. This was stated to be for occasional gardening use
and for safer access to move a trailer carrying a motorbike. The permission was granted but with a condition removing permitted development for sheds, greenhouses etc.
The applicant is now proposing a garden shed close to the new access in Greeba Mill Road. He states this is to store a large lawnmower to cut the grass at this end of the garden and the trailer for the motorbike.
The shed will be in an area which is quite open in character and some distance away from the existing house and outbuildings. The applicant has stated that it is necessary in this position because it is close to the new and safer access which will be used for the trailer and motorbike. He says that there is no alternative suitable site closer to the existing buildings within the curtilage of the site and that in any case the shed would then be located too far away from the new access gate.
German Parish Commissioners say that they have no objection to the application for a shed however they feel that it should be placed within the confines of other buildings.
The proposed location for the shed is not ideal since it will be clearly visible from the road and will intrude into an otherwise open area of land. However the area is being used as a agardeb and there appear to be good reasons why the shed needs to be relatively close to the new safer access. Given the reasons for requiring the shed it is considered on balabnce that it couyld be approved subject to the shed being conditioned to be used soley in relation to the existing residential unit and it being stained green or brown to reduce the impact of the building.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice. C 2.
