The application sought permission to erect a garden shed for storing garden equipment within the large curtilage of a detached house fronting Peel Road at Greeba Bridge. The curtilage extends up a gentle slope towards Greeba Mill Road and had previously been enlarged from a field formerly used for grazing horses. A second access from Greeba Mill Road had already been permitted for occasional gardening use and to move a trailer carrying a motorbike. The shed was proposed close to that second access. A condition on the earlier permission had removed permitted development rights for sheds and similar structures, which is why this separate application was required. The Planning Committee permitted the proposal, subject to four conditions.
The Planning Committee approved the application. The shed was assessed as an ancillary garden structure serving a legitimate domestic use within an already-extended curtilage, and its location near the existing permitted access was considered appropriate. The need for a formal application arose because permitted development rights for outbuildings had been removed by a condition on the earlier curtilage permission.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to location plan site plan and drawing date stamped received on 1st March 2005.
Condition 3
The garden shed must be used for domestic storage purposes only in association with the dwelling on the site.
Condition 4
The proposed shed must be stained dark green or brown in colour on completion.
