The site on the corner of Dandy Hill and has fine sea views across Port Erin Bay. This property has not had any recent investment and is in poor condition. Some minor settlement has caused cracking in the sea facing walls and remedial action is necessary.
The application addresses this problem by replacing the damaged walls with new well insulated timber walls and a new bay window with sea views. The building does not overlook any other property.
The owners have consulted with the neighbours who have no concerns over the new design but were keen to see more off street parking. As a result the scheme was modified to include two parking spaces beside the existing garage. Should any concern be expressed regarding these spaces, they are not a requirement of the owners and could be reduced or removed in any planning conditions.
The new design uses painted shiplap timber cladding in place of the existing self coloured dash render which is retained on the remaining building. It would be difficult to replicate the existing finish on the new work and it was felt the new finish was appropriate given the timber framing and the nautical setting.
The top room now has a pair of inward opening doors and a protective balcony rail. This will allow the room to be opened up and the views enjoyed without a problem with overlooking. The roof of the bay is not being made into a balcony and the rail out the edge is decorative.
Health and Safety
The building is small in scale and attention has been given to allow easy future maintenance. The work can be carried out in a safe manner.
Sustainability
The project is giving new life to an existing building and were possible all the insulation is being brought up to current standards. The extended life is sustainable.
