Why Was This Refused?
- ✓The proposal would create a dwelling taller and larger than the existing
- ✓Additional height and a significant style change would be out of keeping with the streetscene and harmful to the area’s appearance
- ✓Although described as an extension, the plans indicate the finished outcome would appear to be redevelopment of the existing dwelling
- ✓The application site is within the domestic curtilage of an existing detached house next to the newer Howstrake Heights development

- ✓The proposal represents the creation of a new dwelling which is both taller and larger than the existing.
- ✓The additional height, together with the significant change in the style of the dwelling results in a building which would be out of keeping with the existing buildings in the streetscene and as such would be harmful to the appearance of the area.
- ✓Whilst described as "an extension to the existing house", both the finished product and annotation of all the walls on the plans in a hatched format, would appear to be a redevelopment of the existing.
The proposal at Kalaw, 41 Groudle Road, Onchan sought enlargement of an existing dwelling to provide additional living accommodation. The site forms the domestic curtilage of an existing detached house, alongside the newer development of Howstrake Heights. The Planning Committee refused the application. The refusal was based on concerns that the proposal would create a dwelling that is taller and larger than the existing, and that the additional height and significant change in style would be out of keeping with the existing buildings in the streetscene, harming the appearance of the area. It was also considered that, despite being described as an extension, the finished outcome indicated by the plans would appear to involve redevelopment of the existing dwelling.
The Planning Committee decided to refuse the application. The decision reflected concerns that the proposal would result in a building that is taller and larger than the existing, with a style change that would be out of keeping with the streetscene. The Committee also considered that the proposal, although described as an extension, would appear to be a redevelopment based on the way the walls are shown on the plans.
