The proposal was for a lean-to extension to an existing barn at Sound Farm, a roughly 79-hectare agricultural holding to the south west of Cregneash village on the Isle of Man. The site has a history of agricultural building applications, and the extension was proposed to the barn already approved under a previous permission. On that earlier occasion, a condition requiring hedging to the east of the building was imposed to improve screening, and the officer's report noted that this existing planting would help address visual impact concerns for the current extension. The Planning Committee permitted the application subject to five conditions.
The committee judged the extension acceptable in part because hedging and planting already required under the previous permission would provide screening for the extended building. The officer recommended approval and the committee agreed, with conditions attached to manage the development.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the erection of a lean-to extension to the existing barn as shown in drawing reference 3038-01 and the site and location plans all received on 25th February, 2005.
Condition 3
The lean-to extension may be used for agricultural purposes only.
Condition 4
The external finishes of the proposed extension must match those of the existing building to which it will be attached.
Condition 5
The sod bank with gorse atop required under the provisions of PA 00/1581 must be in place and planted prior to works commencing on the extension hereby approved.
