Officer's Report
The application seeks approval for the erection of a farm workers dwelling on a site in Kirk Michael.
Whilst this application seeks full detailed approval a previous approval in principle application (04/00644/A) for a farm workers dwelling was approved on the 12th August 2004. Therefore it is
logical to assess this planning application against the conditions imposed on the previous planning approval. On this basis I consider the proposed dwelling to be relatively modest and for the planning application to generally accord with those conditions. There are objections to the proposed development but given that approval in principle has already been granted I recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 0477/1/1, 0477/1/2 and 0477/1/3 date stamped the 16th December 2004.
C 3. The residential curtilage of the dwelling is hereby defined as that shown by the red line on drawing no. 0477/1/2 date stamped the 16th December 2004.
C 4. The occupation of the dwelling shall be limited to persons whose employment or latest employment is or was employed in agriculture on the Island and the dependants of such persons as aforesaid.
C 5. The dwelling shall be used only in association with Bishopscourt Farm and shall not be sold or let off separately.
C 6. All services including electricity and telephone where installed must be laid underground.
N 7. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
N 8. For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
