The site represents an existing dwelling on the northern side of the Stoney Mountain Road to the south of Billy Goat Park football pitch.
The existing dwelling is a traditional cottage with annex on the rear in the form of a double pitched gable at right angles to the main house.
Proposed here is an extension to the side almost doubling the size of the property and providing twomore bedrooms and a large family room (4.5m by 11.5m) as well as a large conservatory on the new western elevation.
The property was originally a modest cottage to which the rear extensions were added under PA 91/1065 after larger extensions were refused under 91/0237. The extensions now proposed now represent around the amount of space refused in that case.
I have discussed the proposal with the applicant's agent and they have scaled down the proposal considerably. Amended plans, reference 06 now show only a single storey conservatory which has only a limited impact.
