Permission was granted for alterations and extensions to a dwelling at The Paddocks, Stoney Mountain Road, Eairy, Douglas, to form additional living accommodation. The site is a traditional cottage with a rear annex, located on the northern side of Stoney Mountain Road to the south of Billy Goat Park football pitch. During the application process, the plans were amended so that the proposal was reduced to a single-storey conservatory, representing a considerable scaling down of the original scheme. A key issue identified in the officer's report was that the means of escape from the first floor passed via a new staircase into the dining room, which was considered unsafe in the event of fire. The application was nonetheless approved with two conditions, under delegated powers.
The application was approved by the Director of Planning under delegated powers on 25 February 2005. Plans were amended during the process to reduce the proposal to a single-storey conservatory, scaling it down considerably from the original scheme. A fire safety concern was noted regarding the means of escape from the first floor, which passed through the dining room via a new staircase.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the alterations and extensions shown in drawing 06 received on 31st January, 2005 and the location/site plan reference 01 received on 2nd November, 2004.
