Officer’s Report
The application seeks approval for alterations and extensions to a dwelling in Bride in order to provide additional living accommodation. It is understood that the proposed additional living accommodation will constitute 'granny flat' accommodation for the applicant's mother.
Whilst the extension represents a sizable increase in the size of the existing dwelling I consider that the proposal is acceptable. Bride Commissioners have objected to the proposed development on the grounds that the dwelling is very visible and the alterations would not be an appropriate addition to the landscape. In terms of visual impact I would suggest that the alteration to the elevation that is visible from the nearest road (i.e. the south west elevation) is relatively modest and actually gives the non-
traditional dwelling more traditional proportions. Whilst I did not walk along the foreshore I found it difficult to have anything other than a distant view of the application site from the north. Accordingly, I can only conclude that the main visible impact is from the road to the south.
I consider that the proposed development is acceptable and recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the location plan and drawing no.s WL/04/912/1, WL/04/912/2 and WL/04/912/3 date stamped the 3rd November 2004.
C 3. The external finishes of the extension must match those of the existing building in all respects.
N 4. For connections to Flats and Apartments the following apply - "Water Supply to Flats and Apartments - Regulations", and if applicable a "Form Of Undertaking In Respect Of Supply Pipes" will be required. Copies of these documents can be obtained from the IoMWA or alternatively by contacting the IoMWA Byelaws Inspector (Les Quayle on telephone 695957).
