Permission was granted for a residential estate layout on fields off Vollan Crescent, Ramsey, in the parish of Lezayre. The proposal covered 111 mixed-density dwellings along with associated roads, sewers, open space, and landscaping. The application was decided by the Planning Committee on 10 March 2005. The officer recommended approval, and the scheme was strongly supported by Ramsey Town Commissioners. Permission was granted subject to six conditions.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no.s 09, 10C, 11C, 12C, 15, 04/216/100/009, 001D, 002A, S112P3 and S113P1 date stamped the 5th November 2004.
Condition 3
No other works shall be commenced on site until the estate road junction with the adopted highway, including where required visibility splays, has been set out to the satisfaction of the Planning Authority, in accordance with drawing no. 04/216/100/009 date stamped the 5th November 2004.
Condition 4
The Manx Museum and National Trust (Manx National Heritage) must be informed of the date of the commencement of works and be given access and opportunity at all reasonable times to inspect the site, observe all excavations and investigate any archaeological features exposed.
Condition 5
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 6
All services including electricity and telephone where installed must be laid underground.
