In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 18 February 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

1. Prior to the commencement of any works on site, there must be submitted to and approved by the Planning Committee details of a scheme showing the measures to be used to protect the existing trees during construction; the approved scheme shall be implemented before any other works commence and shall be retained until the development is complete.

1. Prior to the commencement of any works on site, there must be submitted to and approved by the Planning Committee full details of proposed floor levels, ground modelling, and any retaining structures.

1. Prior to the commencement of any works on site, the visibility splay detailed on drawing number 04/MA005 must be constructed and completed.

1. All services including electricity and telephone where installed must be laid underground.

1. All plumbing stacks must be constructed internally.

1. No trees may be felled as part of this development.

1. This approval relates to drawings numbered 04/MA 003, 004, 005, and 006, date-stamped 11th November 2004.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -

• the time for requesting a review of the initial decision has expired; or
• any review of the initial decision has been completed; or
• the time for requesting an appeal in relation to the decision has expired; or
• any appeal has been completed.
