In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Drummond Developments Proposal: Erection of a four storey block of 16 apartments with associated parking, Phase Two, (Resubmission) at: Land Adjacent To Belmont Terrace Jurby Road Ramsey
which was considered on 10 March 2005, for the reasons set out below.

Reasons For Refusal:
- By reason of the scale, massing and number of proposed apartments the proposal is considered to be an over intensive form of development that is out of keeping with the character of the surrounding area and unacceptable.
- The application fails to demonstrate how the relevant sightlines and visibility splays in relation to the modification of the vehicular access will be achieved. As such the application is considered to be lacking in sufficient detail.
- By reason of the considered limited nature of the submitted tree survey the application is considered to fail to adequately demonstrate the exact extent of proposed tree felling in relation to the proposed development.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to any decision at review has expired; or
