In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 4 February 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers 0466/1/2 and 0466/1/1 date stamped received on 13th October 2004 and as amplified by letter dated 28th January 2005.
- The external finishes of the extension must match those of the existing building in all respects.
- The applicant must discuss details of the method of construction with the Department of Agriculture, Fisheries and Forestry prior to commencing work on site and measures must be in place during construction works to safeguard the watercourse from run off and sedimentation.
- Any proposed soakaways and/or septic tanks must not be connected to any watercourse or land drainage system and no part of any system must be situated within 10 metres of any ditch or watercourse to avoid pollution.
- The ground under the proposed decking must not be covered by hardstanding.
- There must be no discharge of surface water to the main foul sewer.
NOTE The applicant is requested to supply the Drainage Division of the Department of Transport a copy of any Building Control Application in relation to the surface water discharge from this development. The application states that the surface water from the proposed development is to be discharged to the 'existing drainage'. If this 'existing drainage' discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
NOTE Public sewerage crosses the site. The line of the sewer(s) must be identified before development work commences. The sewer(s) must be fully protected whilst all building works are being carried out. No part of the proposed development may be constructed nor any trees planted, within 3 metres of any public sewer either at the time of construction or at any time in the future.
NOTE The Fire Safety Department should be consulted with regard to the means of escape form the first floor accommodation and the ground floor existing bedroom.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
