This application sought permission to extend the side elevation of Riversend Chalet at Breeze Hill, Laxey, to create additional holiday accommodation. The chalet is one of a group of six wooden chalets within the Laxey Conservation Area, on a site designated for tourism and leisure use. The case officer recommended refusal, citing the size of the proposed extension, the increased bulk it would add to a chalet already larger than its immediate neighbours, the risk of extending development to the western boundary, and the potential to set a precedent for further intensification that could harm the open character of the area. Despite that recommendation, the Planning Committee approved the application on 16 February 2005. Seven conditions were attached to the permission.

The Committee nonetheless granted permission, subject to seven conditions.
Laxey and Lonan Plan
The site is designated in the Laxey and Lonan Plan for tourism and leisure so the use of the site as holiday accommodation is compatible with this.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers 0466/1/2 and 0466/1/1 date stamped received on 13th October 2004 and as amplified by letter dated 28th January 2005.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
Condition 4
The applicant must discuss details of the method of construction with the Department of Agriculture, Fisheries and Forestry prior to commencing work on site and measures must be in place during construction works to safeguard the watercourse from run off and sedimentation.
Condition 5
Any proposed soakaways and/or septic tanks must not be connected to any watercourse or land drainage system and no part of any system must be situated within 10 metres of any ditch or watercourse to avoid pollution.
Condition 6
The ground under the proposed decking must not be covered by hardstanding.
Condition 7
There must be no discharge of surface water to the main foul sewer.
