In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you

which was considered on 19 April 2002, for the reasons set out in the attached schedule.

REASONS FOR REFUSAL
Application Ref No: 01/02010/B On Review
- The proposed development represents an overdevelopment of the site, resulting in a detrimental impact on the residential amenity of occupiers of adjacent residential property and future occupiers of the proposed development.
- The design and massing of the proposed apartment block would detract from the setting of the adjoining building and appear as an incongruous feature in the streetscene.
- The level of car parking proposed would result in the loss of amenity space for both existing and future occupiers of the site, to the detriment of residential amenity.
- With regard to the drainage of the site, the proposal is considered premature in that the Silverburn Sewage Treatment works into which this development would drain is currently at capacity and is unable to take any additional load.
- This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
