In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 22 February 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the principle of the renovation of the existing mill with alterations as shown in outline on plan reference 02 received on 6th January, 2005 and its conversion to a single residential unit.
- The scheme must retain the building largely as it presently exists, subject to the modifications shown in outline in plan 02 and where possible retaining the existing aperture in the front elevation, utilising this for vehicular parking space contained within the building, thus avoiding the erection of subsidiary garaging which would detract from the character of the building.
- Septic tanks and soakaways to serve the new dwelling must remain a minimum of 10m from any ponds, streams or watercourses to prevent seepage which could cause pollution thereof.
- The applicant should note that there is an old millrace which runs alongside the mill. Although this is disused if may be capable of transferring significant amounts of water during storm periods and therefore mitigation measures may be required and must be shown in any application for reserved matters. The applicant is advised to consult the Department of Transport Drainage Division in this respect. No alterations to any watercourse may be undertaken without the approval of the Department of Transport's Land Drainage Engineer.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
