The site represents a parcel of land within the Business Park and situated between the MEA, Securicor, Manx Telecom and the new starter units.
Proposed here is a development more akin to the Barley Field. Dandara has developed around this site such that the remaining site is not quite as large as that of the larger users. It is larger than the Securicor site.
The building proposed is a transition between the development of the Barley Field and that of the Business Park in terms of appearance and use.
Proposed are 2 blocks and around 70 parking spaces, mostly arranged around the edge of the site. The buildings are mainly functional in form and appearance but with a good quality finish. An attempt has been made in the elevation facing towards the Business Park, to improve the appearance; this is welcome and effective.
The use and layout of the larger block (A) is designed to be flexible. It could be used as one unit used by 1 user or by 2.
Following the submission of this application, the applicant has marketed the development and is concerned that there is less demand for the administrative space in association with is less demand for the administrative space in association with the industrial units (i.e. people want the industrial units but not the admin space).
As such, the applicant now intends the development to represent self-contained office space on the first and second floor (375 square metres) with 25 spaces (1 space to 15 sqm) with industrial units below (2229 sq m) with 44 spaces (1 space per 50 sq m) all of which complies with the overall ratios for the area.
The office space is necessitated by the glazed accommodation on the first and second floor. Without this the development would not sit comfortably in what is the Business Park.
I consider this new layout to be acceptable and there are no outstanding objections to the proposal.

This approval relates to the erection of two industrial buildings with office accommodation where the latter represents the corporate headquarters of companies which utilise the new information technologies and service other business park users (but specifically excluding financial and professional services to visiting members of the public including banks, building societies, estate agencies and betting offices), all as shown in the following drawings:

N 1. The Water Authority must be contacted prior to the commencement of works to ensure that a satisfactory supply of water may be made available to the premises.
N 2. It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to the public sewer or any watercourse. Appropriate measures must be undertaken by the developer/occupier of the premises to ensure compliance with this legislation.
