In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr & Mrs Fairburn
Proposal: Conversion of part of existing storage barn to three residential units and remainder to kitchen, party room and studio
at: Grenaby Farm Grenaby Ballasalla
which was considered on 16 July 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the plans and information submitted as part of this application and date stamped 13th May 2004.
- Prior to the commencement of the development, details of the doors and window design must be submitted for consideration and approval by the Planning Authority.
- All rooflights must be of Heritage design.
- The residential units hereby approved may be occupied in association with the main dwelling only and not as separate units of residential accommodation.
- The development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned or, an adequate potable water supply is available to the site, to the satisfaction of the Planning Committee in consultation with the Isle of Man Water Authority.
NOTE It is noted that foul effluent from this development is to be treated by a shared septic tank. The applicants should be aware that the responsibility for that system would remain with the landowner. Any change of ownership and/or occupation and/or use of these buildings will NOT convert that drainage to a public system, as such septic tank drainage is defined as a private "cesspool" under section 42(4) of the Sewerage Act 1999.
NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
