The application sought permission to alter and convert a building on the corner of Station Road and Patrick Street — a prominent location in Peel — into a dwelling. This was a revised application following the refusal of an earlier scheme (PA 04/0092), which had been rejected specifically because the proposed dormers were too large. In response, the applicant reduced the dormer sizes and changed the external finish from render to timber. The use of the building as a dwelling was not in dispute and was consistent with an earlier approval in principle. The amended design was assessed and agreed by the case officer, leading to a delegated approval on 9 September 2004, subject to four conditions.
The earlier refusal was solely on the grounds of oversized dormers. The revised scheme addressed this by reducing the dormers and substituting a timber finish for render, which the officer considered an acceptable design response for a building in a prominent corner position. The residential use itself raised no planning concerns.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers 03/91/01 and 03/91/02 Rev B.
Condition 3
The roof lights shall be conservation/heritage roof lights.
Condition 4
The building may only be used as a private residence.
