Shore Cottage, Shore Road, Ballaugh, Isle Of Man, IM7 5az
Permission was granted for alterations and an extension to Shore Cottage on Shore Road, Ballaugh, to provide additional living accommodation. The site is close to the coastline at the northern end of Shore Road, and adjacent to a former cottage known as the Fisherman's Cottage, which retains original domestic features. During the assessment, officers raised concern that enlarging the windows could erode the original character of the cottage. The applicant agreed to retain the existing windows unchanged, and this amendment formed part of the approved scheme. The Planning Committee permitted the application on 1 September 2004, subject to two conditions.
The Planning Committee permitted the alterations and extension. A key concern during the process was that enlarging the windows could harm the original character of the cottage, but the applicant agreed to retain the existing windows as they are, resolving that issue. The proposal was then considered acceptable.
Planning Circular 3/89
states that extensions may be allowed for essential purposes
the conversion of existing redundant buildings where such conversion complies with planning circular 3/89 - Renovation of Buildings in the Countryside. Alternatively the Department may accept the expansion of existing facilities which have shown a positive previous contribution to tourism in the area. However, no approval will be granted to any development which would result in an adverse impact on the countryside whether this be from visual intrusion, the impact of traffic or car parking or inadequate arrangements for the servicing of the development.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the alterations and extension of the existing cottage as shown in drawing 01 and the location plan received on 26th May, 2004 except insofar as no changes may be made to the existing windows as confirmed by letter from the agent dated 17th August, 2004.
