Planning permission was refused under PA03/1340, which is now currently at a written reps appeal for conversion of redundant farm storage buildings into three dwellings and alteration to existing cottage at Ballakilley Farm, Church Road, Port St Mary.
This application amends that proposal by the removal of windows and dormers that were previously considered to be a suburban feature although it is still proposed to substantially re-build the first floor level, raising the ridge height. In addition, it is proposed to construct a garage/playroom extension. Which would be attached to the existing cottage and one of the converted units. It is also proposed to extend two of the units with a lounge in one case and sunroom in another, both of which are considered to be relatively minor in relation to the overall scheme.
A new road is running to the rear of the units to run from the existing access, through the trees, which are to be supplemented by additional planting.
The scheme is now considered to be acceptable.

The application has now been amended to remove the garage block with accommodation over with glazed links to units 3 and 4 and a small conservatory added to unit 3. This amendment is considered to be acceptable, and the Commissioners have advised that they now approve the scheme.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This approval relates to drawing no's: B101, B103 Rev D, B109, B104 RevB, B105RevB, B106RevB, B107RevB, B108RevB and letter.
No other works shall be commenced on site until the access with the adopted highway, including visibility splays, has been set out and established to the satisfaction of the Planning Authority after consultation with the Highway Authority.
The dwelling shall not be occupied until the parking facilities and vehicular access have been completed to the satisfaction of the Planning Authority after consultation with the Highway Authority, and such facilities shall thereafter be so retained.
No other works shall be commenced on site until the access with the adopted highway, including visibility splays, has been set out and established to the satisfaction of the Planning Authority after consultation with the Highway Authority.
Prior to the commencement of works on the site, including site clearance those existing trees on site whose removal is not authorised by this approval, must be adequately protected against damage during
the course of construction, in accordance with the recommendations contained in British Standard 5837 (Section 8). The area between the trunk of each tree and the fencing shall thereafter be referred to as the Protected Area. After the completion of development works, the Protected Area must remain free from excavation or deposit of materials.
C 7. All services including electricity and telephone where installed must be laid underground. C 8. All plumbing stacks must be constructed internally. C 9 . The roof(s) must be finished in dark natural slate. C 10 . The exterior stonework must be of a traditional nature. NOTE: Split stone on a backing render is not acceptable as an external finish. N 11 . An agreement under S4 of the Highways Act 1986 must be entered into between the developer and the Department of Transport prior to any work commencing on site. The developer should make contact with Network Planning Section, telephone 686682. Failure to enter into such an agreement before any work starts on site will result in roads not being adopted. Such information will be disclosed on search.
