Permission was granted for the conversion of redundant farm storage buildings at Ballakilley Farm, Church Road, Port St. Mary into three dwellings, along with alterations to an existing cottage on the site. The application was a resubmission and was decided by the Planning Committee in August 2004. During the process, the scheme was amended to remove a proposed garage block with accommodation over, along with glazed links to two of the units, and a small conservatory was added to one unit instead. The consent was subsequently extended for a further 12 months, agreed by a Senior Planning Officer in July 2008. Ten conditions were attached to the permission.
The Planning Committee permitted the application. The proposal involved converting redundant farm storage buildings into three dwellings and altering an existing cottage, with an amendment removing a garage block with accommodation and glazed links, and adding a small conservatory to one unit. The consent was later extended by a further 12 months.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no's: B101, B103 Rev D, B109, B104 RevB, B105RevB, B106RevB, B107RevB, B108RevB and letter.
Condition 3
No other works shall be commenced on site until the access with the adopted highway, including visibility splays, has been set out and established to the satisfaction of the Planning Authority after consultation with the Highway Authority.
Condition 4
The dwelling shall not be occupied until the parking facilities and vehicular access have been completed to the satisfaction of the Planning Authority after consultation with the Highway Authority, and such facilities shall thereafter be so retained.
Condition 5
No other works shall be commenced on site until the access with the adopted highway, including visibility splays, has been set out and established to the satisfaction of the Planning Authority after consultation with the Highway Authority.
Condition 6
Prior to the commencement of works on the site, including site clearance those existing trees on site whose removal is not authorised by this approval, must be adequately protected against damage during the course of construction, in accordance with the recommendations contained in British Standard 5837 (Section 8). The area between the trunk of each tree and the fencing shall thereafter be referred to as the Protected Area. After the completion of development works, the Protected Area must remain free from excavation or deposit of materials.
Condition 7
All services including electricity and telephone where installed must be laid underground.
Condition 8
All plumbing stacks must be constructed internally.
Condition 9
The roof(s) must be finished in dark natural slate.
Condition 10
The exterior stonework must be of a traditional nature. NOTE: Split stone on a backing render is not acceptable as an external finish.
