Delegated Condition Approval Report

Item For Delegated Consideration TO: Jennifer Chance, Development Control Manager FROM: Anthony Holmes, Planning Officer DATE: 21st May 2009 Re: PA 04/00744/B - Erection of a farm workers dwelling. Field 520904 (County Series 904) and Part of field 524357 (County Series 872), Ballaquine, West Baldwin, Braddan. The Development Control Manager is requested to consider submissions made in relation to condition no. 3 & 7 of the above approved planning application. Condition no. 3 states: "Prior to the commencement of work on site, the applicant must have approved by the Planning Committee a landscaping scheme introducing appropriate species of native trees to the periphery of the area around the two new houses to soften their impact in the landscape." Condition no. 7 states: "Prior to the commencement of work on the proposed dwelling, the applicant must have approved by the Planning Authority details of the existing and proposed levels of the land on which the dwelling will be erected." The submission relating to the above conditions comprises a drawing (4573-102A) that shows landscaping and site levels. I am satisfied that the submission meets the requirements of the two conditions. I recommend that the submission be accepted and the applicant's agent be advised accordingly.
