Permission was granted for the erection of a farm worker's dwelling on land at Ballaquine Farm, West Baldwin, Braddan. The site forms part of a working farm holding on the western side of West Baldwin valley, which includes an old stone barn and five rows of sheep sheds. The officer's report noted that the site is visible only at a distance and is set among trees and other properties, suggesting limited visual impact on the wider landscape. The application was recommended for approval by the case officer and subsequently permitted by the Planning Committee. Approval was granted subject to 7 conditions. The applicant also indicated at some stage that the proposed dwelling might be redesigned to be smaller in order to reduce costs.
The Planning Committee approved the application for a farm worker's dwelling at Ballaquine Farm. The site, which includes an old stone barn and sheep sheds on the western side of West Baldwin valley, is seen only at a distance and among trees and other properties, limiting its visual impact on the surrounding area.

Condition 1
1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
2. This approval relates to the erection of an single agricultural worker's dwelling as shown in drawings reference "PROPOSED FARMWORKER'S DWELLING" and the site and location plans all received on 13th April, 2004.
Condition 3
3. Prior to the commencement of work on site, the applicant must have approved by the Planning Committee a landscaping scheme introducing appropriate species of native trees to the periphery of the area around the two new houses to soften their impact in the landscape.
Condition 4
4. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 5
5. All roofing must be finished in a dark coloured natural or high quality imitation slate, a sample of which must be approved by the Planning Committee prior to its use.
Condition 6
6. The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
Condition 7
7. Prior to the commencement of work on the proposed dwelling, the applicant must have approved by the Planning Authority details of the existing and proposed levels of the land on which the dwelling will be erected.
