Unit 12 sits within the first cul-de-sac of holiday chalets at the top of Groudle Old Road, leading from King Edward Road to Groudle Beach. The wider cul-de-sac already had permission for refurbishment and change of use from holiday to permanent accommodation. This proposal converted unit 12 specifically into an administration office to serve the remaining holiday units on the site, with internal laundry and office facilities. External works included a flat-roofed glazed porch extension, new doors and access arrangements, and a raised parking and loading area to the rear. The officer considered the unit well placed for its intended function: although not directly adjoining the holiday units, it sits on the route guests would use when returning keys or collecting information, making it a practical base for site management. The application was approved under delegated authority with two conditions.
The officer was satisfied that unit 12 was suitably located to serve as an administration office for the holiday development, being on the natural route in and out of the site. The proposed alterations — a glazed porch, new access, and parking — were considered appropriate to support that function. Permission was granted with two conditions.
