Refurbishment of stone barn Ballacooil Lhagg Road Dalby Peel IM5 3BU which was considered on 21 May 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers $03 / 2042 / 01,03 / 2042 / 02$ and $03 / 2042 / 03$.
- The building must be used only for agricultural purposes and workshop/storage purposes in association with the main house.
- The roof(s) must be finished in dark natural slate.
- Only those areas indicated on drawing number $03 / 2042 / 03$ to be demolished and rebuilt may be removed. All other stonework must be repaired.
- The exterior stonework must be of a traditional nature.
NOTE: Split stone on a backing render is not acceptable as an external finish.
- All existing stonework must be retained as such and must not be rendered, painted or similarly treated.
- Prior to the commencement of works a bat survey must be undertaken to ascertain whether bats are using the barn, the findings of which must be submitted to the Planning Committee for consideration before works commence.
NOTE The applicant should note that Bats are a protected species under the Wildlife Act 1990 and therefore the Wildlife and Conservation Officer at DAFF should be consulted in respect of any survey work.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
